MDDP advised Xior Student Housing, a Belgian owner and operator of private student accommodation projects across Europe, on the acquisition of a student accommodation building in Krakow, formerly known as LivinnX, on tax issues.

Since 2007, as an owner-operator, Xior Student Housing has built high-quality, reliable student accommodations for students looking for the ideal place to study, live, and relax.

LivinnX is a modern student residence located in the Zabłocie district of Kraków. It has 290 self-contained units with 673 beds spread across 1-bedroom studios and clusters for 2 to 4 residents. This residence offers spacious living and relaxation areas as well as a wide range of communal facilities to ensure a great living experience for its residents, such as a fitness center, yoga room, sauna, rooftop terrace with panoramic views, communal gardens, study and co-working spaces, and secure parking.

This project was a complex, cross-border transaction conducted simultaneously in Poland and Belgium, finalized with the property acquisition on 5 July 2024. With this acquisition, Xior Student Housing continues to build its portfolio and expand its presence in the Polish PBSA market.
